The Find will be easy, but the clue needs to be worked out.
Figure the Cryptoquip, and you will have the clue to the location:

2. Change the letter N to the letter T
3. Change the letter E to the letter L

Once you figure out the location, take the first entrance to my parking lot. Go around the building, keeping it on your right. Park in one of the spots along the left side of the parking lot.
Once you park, find the main entrance to this location. Follow the cement walkway like you were heading towards the back of the building. Stop at the double set of black doors. Now look to your left. You should see a double trunk tree. About 5 paces behind this tree heading into the woods is a large pine tree. There is a tree that has been cut down. Along the right side of this tree buried under sticks and leaves is the item that you are looking for.
